Situation


Young family that was looking to upsize into a townhouse or 3 bedroom apartment in Lower North Shore. They had been looking on and off for over 4 years with no luck before engaging our services. They were needing more space for their growing family so having an outdoor area such as a courtyard or backyard was vital.

After an eight-week search in which we considered close to 20x properties we sourced a villa off-market in Lane Cove that had 3 bedrooms, was free-standing on one side and had an epic backyard perfect for their young kids. The villa is really more of a semi-detached property when taking into account the backyard space. Upon inspecting the property for the first time we brought a building inspector since access with difficult with current tenants in place. By doing so, we were able to save time and negotiate directly with the agent and vendor. After an intense week of negotiations, we secured the property for $15,000 below the asking price with 0 competition. The process for them was seamless, stress-free and in the end they purchased a property that exceeded their brief.
